[00:00:00] Jim Francis: Entrepreneurs. A pleasure to be with Nikki Greer. We’ve known each other for quite some time, actually. And, uh, you’re the award winning Nikki Greer now, aren’t you? Right? My name’s Jim Francis, and I’m with Big Business Events. I’m a coach. Nikki, congratulations for being here. Congratulations on the award.

[00:00:18] Nikki Greer: Thank you. Absolutely amazed and it’s wonderful to receive it. It’s a wonderful situation to be in, to be multi award winning now.

[00:00:27] Jim Francis: Ah, multi award. I missed that, right? You know, what’s the business about?

[00:00:32] Nikki Greer: Property lease options. So we teach people how to gain property, get on the property ladder, where they don’t need a deposit.

[00:00:41] They don’t need credit checks and they don’t need a mortgage.

[00:00:45] Jim Francis: Yeah. So, uh, kind of the creative financing approach, right?

[00:00:48] Nikki Greer: You know

[00:00:49] Jim Francis: that I’ve done a lot of property that way. And about 20 percent of it was no money, low money, and lease options was one of those strategies that I used. When I first got started, right?

[00:00:59] You know, so why did you get into the business? Well, how did you get into the business? Why did you get into the business? I

[00:01:06] Nikki Greer: got into the business because I was at a personal development event and I was introduced to a group of people that had a large property lease option deal. I’d never heard of lease options before.

[00:01:17] Didn’t know anything about them at that time. And they said, are you interested? And I said, I am interested. And they said, well this is how much money it’s going to cost. It was taking over a six million pound portfolio. So I had access to the money. And so I found out all about it, and I had a lovely mentor and a coach who then coached me through the whole thing, and that’s how I learned everything I needed to know.

[00:01:40] Jim Francis: Oh, great. I was going to ask you, you know, what did you learn in the process, but it sounds like you learned lots, and you had a great coach and a mentor.

[00:01:47] Nikki Greer: Absolutely. And you know, if it wasn’t for that coaching and mentoring, I would never have been and done that. I would have been too scared. And in fact, my, my mentor rang me up afterwards and said to me, you’ve just become a UK record holder.

[00:02:00] And I said, I don’t think I would have done that if, if you’d told me.

[00:02:04] Jim Francis: That’s the power of mentorship, right? Yeah. You know, I’ve had lots of my life, 50 plus millionaires and two billionaires. So it’s great that, you know, you’ve, you’ve done that. I imagine when you first got started, it was hard and it was a struggle.

[00:02:16] And you said that, you know, your mentor and your coach was, was it a struggle or was it pretty easy for you? Yeah.

[00:02:22] Nikki Greer: It was a struggle because I was getting divorced at that time and I had two teenage boys and I wasn’t sure where I was. I was at a bit of a crossroads in my life and I was struggling financially.

[00:02:37] And I thought to myself, I need to do something different now to get a different result. I need to push myself forward because I’d always had the, the money and the success previously. And I was really kind of like knocked sideways when I was getting divorced. So there was that struggle there. And I thought that I couldn’t do this.

[00:02:54] And then I had a little word with myself and realized that I can do this. I just need to be How to do it.

[00:03:02] Jim Francis: Yeah. So you gave yourself a bit of a kick, did you? So you were a bit of your own coach in a sense, right? I

[00:03:07] Nikki Greer: was.

[00:03:08] Jim Francis: Yeah. But it’s good that you had a coach to walk you down the path also to learn about lease options and strategies as well.

[00:03:13] Nikki Greer: Absolutely. It’s so motivating and inspiring when you have somebody there with you on the journey.

[00:03:21] Jim Francis: Yeah. Well, it shows you the steps and how to get there quickly, as opposed to trying to figure it out yourself. Right.

[00:03:26] Nikki Greer: That’s so right, Jim, because I would never have done that deal. Had it not been for that, I would never ever have been able to do it.

[00:03:33] Geez, you

[00:03:33] Jim Francis: know, it reminds me of one of my first deals. You know, one of my first deals, if I hadn’t had the coach, I wouldn’t have done the first deal. Which wouldn’t have led to the second deal, you know, the sixth deal, the 36th deal. You know, because it’s quite easy for you to be negative about things and not take the steps necessary to get to success, right?

[00:03:50] Nikki Greer: When you’ve got somebody holding you accountable, you move forward.

[00:03:53] Jim Francis: Yeah. So what are results like nowadays?

[00:03:56] Nikki Greer: Fantastic. Amazing. Wonderful. Life changing for a lot of people as well because with the property lease options, we, we help people so that they can stop repossessions. That’s a big thing nowadays.

[00:04:09] You know, the, the world is, um, finding it challenging financially, a lot of people, economy,

[00:04:14] Jim Francis: mortgage rates going up, you know, the cost

[00:04:16] Nikki Greer: of living is biting and people are challenged. So we help people to things like that with, um, situations financially for them. And we’re able to help them move forward, have a new beginning in their life.

[00:04:30] Jim Francis: Well, it sounds to me like you did it for yourself kind of first.

[00:04:34] Nikki Greer: Yeah.

[00:04:34] Jim Francis: And that now that you’re teaching it to other people, was that right?

[00:04:38] Nikki Greer: Yeah. We’ve now got our own academy, our own training academy. I realized that there’s this teeny tiny percentage of the UK that actually even knows what a lease option is.

[00:04:49] Jim Francis: A very small percentage.

[00:04:50] Nikki Greer: Yeah. And, and even less actually do it. So I thought, right, okay, well, if this is all I do, then why don’t I go and train people how to do that? And now we have a training academy and we’re able to teach

[00:05:03] Jim Francis: people. Yeah.

[00:05:03] Nikki Greer: And it’s a ripple effect, you know, because if they can stock three possessions all around the country, if they can go and help people out of financial difficulty all around the country and they can then gain those properties for a tiny amount of money compared to what they would have paid for a deposit, then that means it’s a win win win.

[00:05:21] Jim Francis: Yeah. It’s also means that the rates of return go up exponentially. You know, I know when you, when you put a little bit of money or no money down, even, you know, to do a property, you know, you’ve got an infinite rate of return or a fantastic rate of return. So leveraging is an important element to property.

[00:05:39] Just, I know that for a fact cause I’ve done it and I know if you’ve done it with respect to it. So, so as you went through this, I imagine there were some challenges, there were some doubts in your own mind. Yeah. And I imagine every once in a while fear raised its ugly head. Um, what did you do when those fearful moments came, came by?

[00:05:55] What did you, did you say to yourself or, or what did you do?

[00:05:59] Nikki Greer: I, I had imposter syndrome for a while. I’ve got to be honest here, I did. And when I took on the 72 property lease options, and I was running this, you know, millions of pounds worth of property every day, in the beginning I was getting up very fearful, thinking, how am I going to do this every day?

[00:06:18] And having, I just kind of had a word with myself again, and I sort of came up with this notion of nothing is to be afraid of, only to be understood. And so I kept saying that little mantra to myself every time I got myself lost or I was overwhelmed. Which leads

[00:06:37] Jim Francis: to a different path than stopping.

[00:06:39] Nikki Greer: Yeah, absolutely.

[00:06:40] And what it created inside of me was pushing myself forward I’m just continuing every single day. Oh, congratulations

[00:06:49] Jim Francis: for that. That’s great. That, that, just that, that thought kind of tells me a little bit about why you won the award, about innovation, because you’re always looking for something that’s new and making it better for yourself, right?

[00:07:01] Yeah, yeah. That’s great. Um, what’s, what’s the future look like for you?

[00:07:05] Nikki Greer: Very bright.

[00:07:06] Jim Francis: Yeah,

[00:07:06] Nikki Greer: and you know, I’ll be honest. Um, I wasn’t sure in the beginning when I started doing this Because i’m a female in a very male dominant arena of property in terms

[00:07:15] Jim Francis: of training and property or property in general

[00:07:17] Nikki Greer: Property in general and then training in property again that that goes even smaller and then doing lease options Smaller even smaller again.

[00:07:26] So there’s I mean, I’m in this little teeny tiny percentage and yet I know And I trust the process of property lease options and how it can help people. So I know that the difference that we’re making in people’s lives, the difference that we’re able to make in the gold team’s lives at which are my students.

[00:07:44] For myself and Nick that’s that’s such a rewarding thing to do now.
